Privacy policy

Montana Water Report is operated by Montana Property Reports, LLC, which is the party responsible for the information described in this policy.

We use Google Analytics to count visits, served from montanareports.com. It sets cookies so one person moving between our sites is counted once. Advertising features are off (Google Signals and ad personalization disabled), and the tag never sends the address you look up, map coordinates, parcel numbers, owner names, email addresses, phone numbers, or anything you type. You can block it with your browser settings or an ad blocker and the site works normally. We also use Vercel Web Analytics, a cookieless page-view counter from our hosting provider.

Beyond that, we collect the minimum needed to sell you a report and keep the service working, and we do not sell personal information.

• Property searches. The addresses and parcels you look up, in server logs, so we can debug failures and understand which counties to load next.
• Purchase information. If you buy a report, your email address and a record of what you purchased. Payment card details go directly to Stripe and never touch our servers.
• Subscription information. For professional plans, your email address, plan, and billing status.
• Technical logs. IP address, browser user agent, and request timestamps, retained for a limited period for security and troubleshooting.
• Anything you send us. If you email support, we keep that correspondence.

• Behavioural profiles. Analytics counts visits, as described above; it does not receive the addresses, parcels, or anything else you type, and there is no session recorder.
• Advertising identifiers. We do not run ads and do not participate in ad networks.
• Payment card numbers. Stripe handles payment entirely; we receive only a confirmation and a customer reference.
• Your location. We never request browser geolocation. Properties are looked up by the address you type.

The site itself sets one cookie. When you purchase a report, we store a grant identifying which property you bought so the report unlocks for you. It is httpOnly, meaning page scripts cannot read it, and it exists only to give you access to something you paid for. Analytics cookies are described above; there are no advertising cookies.

Being specific here, since vague third-party clauses are how policies mislead people.

• Stripe — payment processing. Receives your email and payment details directly. Subject to Stripe's own privacy policy.
• Vercel — hosting. Processes requests to the site and retains operational logs.
• Vercel — analytics. Vercel Web Analytics counts page views without cookies.
• Neon — database hosting. Stores the property data and purchase records.
• OpenStreetMap — map tiles. When you view a map, your browser requests tile images from OpenStreetMap servers. Those requests include your IP address and reveal the map area you are viewing, which means the property you are researching.
• MapLibre — map label fonts, loaded by the same map component, on the same basis.
• Google Fonts — typefaces are loaded from Google's font servers, so Google receives your IP address when a page loads.
• Google — analytics. Google Analytics, loaded through the Montana Reports tag at montanareports.com, receives visit counts and your IP address; advertising features are disabled.

We do not sell personal information, and we do not share it with data brokers, lead aggregators, or marketers. If we ever introduce a contractor lead program, your information will only be shared with a contractor when you explicitly ask us to connect you — never automatically as a consequence of buying a report.

Well logs, water rights, and parcel ownership are public records published by the State of Montana. They frequently contain the name of a property owner. We present them as published and we do not enrich them with additional personal information, but we also cannot remove a record from the public register — that request goes to the agency that publishes it. Purchase records are kept as long as needed for accounting and tax purposes. Technical logs are kept for a limited operational period. Support correspondence is kept while it is useful for supporting you.

Email matt@paradisevalleymedia.com to ask what we hold about you, to correct it, or to ask us to delete it. We will delete what we are not required to retain for accounting or fraud-prevention reasons, and we will tell you specifically what we kept and why rather than refusing in general terms.

This is a commercial property-research tool and is not directed to children under 13. We do not knowingly collect their information.

If we change what we collect or which third parties receive data, we will update this page and its effective date. A change to the tracking posture described above — for instance adding analytics — will be reflected here before it ships, not after.
