Applies to purchases made after this version is published.
1. Who you are buying from
Montana Property Reports, LLC is a Montana limited liability company based in Livingston, Montana (“we”, “us”, “our”). These terms are an agreement between you and Montana Property Reports, LLC. We are independent. We are not affiliated with, endorsed by, or acting on behalf of the State of Montana, any of its agencies, or any federal agency whose public records these reports draw on.
2. What you are buying
You are buying the gathering, organization and analysis of public records for one property, delivered as a report. You are not buying the records themselves, which are public, and you are not buying a guarantee about the property. What this report covers, and what it cannot settle, is set out in Schedule B below and on the product disclaimer, which forms part of these terms, as does the refund policy in section 5.
3. Delivery
Reports are generated immediately on screen, with a downloadable PDF and a private link. If we fail to deliver a report you have paid for, you are entitled to a full refund whether or not you ask for one.
4. Price, payment and subscriptions
Prices are shown before purchase and are charged in US dollars through Stripe. We do not see or store your full card number. A single Complete Property Water Report is currently $49, one time.
Subscriptions are billed monthly in advance and renew automatically each month until you cancel. The first renewal falls one month after purchase; the renewal price and date are shown in your account and on the consent panel before you pay. You can cancel at any time from the billing portal; cancellation takes effect at the end of the current billing period, and partial months are not pro-rated. We will tell you before any price change applies to your renewal. A one-time report never renews.
Prices may change. A change never affects a purchase already completed.
5. Refunds: Seven-Day Satisfaction Refunds
If a purchase is not useful to you, request a full refund of that payment within seven calendar days, without giving a reason. For a one-time report the seven days run from delivery. For a subscription or any other access product they run from when the purchased access or benefits become available, and never earlier. Each payment, including every renewal, has its own seven-day window; for a renewal it begins on the later of the charge date and the date the renewed period’s access becomes available. Viewing or downloading a report, or using included features, does not disqualify a timely request. Requesting a refund and stopping future renewals are separate actions; you may ask for either or both. Non-delivery commitments and legally required remedies remain separate and are not shortened by this window.
A report that shows poor water prospects has done its job, and we would rather refund you than argue about it. Ask by emailing matt@paradisevalleymedia.com. The full policy — how the seven days are counted, the 11:59 p.m. Mountain Time deadline, what happens after the window, and the claims it never extinguishes — is the refund policy, which forms part of these terms.
6. What these reports are not
No report we sell is:
- legal advice, or a title opinion, or title research
- engineering, geotechnical or hydrogeologic certification
- land surveying, or any determination of a boundary
- an appraisal or an opinion of value by a licensed appraiser
- a permit, an approval, or a determination by any government body
- a guarantee that a property can or cannot be built on, drilled on, insured, or financed
Mapped is not determined. A water right matched by location is a potential association, not a legal determination of ownership. A modeled figure is not a measurement on your land.
Decisions with money attached — buying land, drilling a well, extending credit, starting construction — should involve a licensed professional and the responsible county office. These reports are built to make that conversation better informed, not to replace it.
7. Accuracy and the limits of the source data
We do not create the underlying records and cannot warrant their accuracy or completeness. Government datasets carry their own scale limits and their own lag, and our sources page states them. Where the record is thin, our reports say so and lower their stated confidence. We do not fill gaps with invented text. If you believe a figure is wrong, tell us: we would rather correct it than defend it.
8. Acceptable use
You agree not to:
- scrape, bulk download, or systematically extract our reports or the database behind them
- resell or redistribute reports as your own product, or remove our attribution
- present our analysis as a certified professional opinion or as your own professional work
- use a report to misrepresent a property to a buyer, a lender or a regulator
- circumvent payment, share credentials, or reach paid analysis you have not bought
Sharing a report with the parties to a specific transaction — your client, their lender, their attorney, a contractor quoting the work — is expected and permitted.
9. Limitation of liability
To the maximum extent the law allows, our total liability arising out of a report or your use of these services is limited to the amount you paid us for it, and for subscriptions, to the amount you paid us in the twelve months before the claim. We are not liable for indirect, incidental, consequential or punitive damages, including lost profits, a failed transaction, a dry hole, drilling or construction costs, or a change in property value.
This is a cap, not an escape. It reflects what the product honestly is: we charge tens of dollars to organize public records, and we cannot underwrite a land purchase or a drilling program.
The services are provided “as is”, without warranties of any kind, except as stated in section 10.
10. Rights we do not limit
Nothing in these terms limits or waives:
- any liability for fraud, willful injury, or a willful or negligent violation of law
- your rights under the Montana Unfair Trade Practices and Consumer Protection Act
- any other right that cannot be waived by agreement under Montana law
If any part of these terms is held unenforceable, the rest continues to apply.
11. Changes
We may change the services and these terms. A change is reflected in the effective date and version above and applies to purchases made after it is published. It does not change the terms of a purchase you have already made: each purchase is governed by the version you accepted at checkout, which is recorded with it and printed on your report. A report you have already bought stays available and renders as it did when you bought it, with its own data vintage stamp.
12. Governing law
These terms are governed by the laws of the State of Montana, without regard to its conflict of law rules.

Schedule B: Montana Water Report
Products. Complete Property Water Report, $49, one time; it does not renew. Professional plans, billed monthly and renewing automatically until cancelled: Realtor Starter, $99 per month, 5 report credits per month, 1 seat; Realtor Pro, $199 per month, 15 report credits per month, 3 team seats; Professional Volume, $299 per month, 40 report credits per month, 10 team seats. Credits are added to the account balance when each monthly payment succeeds. Each credit expires 90 days after it is added to your account, whether or not you are still subscribed. One credit unlocks one property report. Your account shows your balance and the date the next credits expire. Access to the plan's features lasts for the paid period.
What it covers. Well records around the property with depth, reported yield, static water level and year drilled; aquifer context; water-right records matched to the parcel boundary; and whether the basin is open to a new well.
Delivery. Immediate on screen, with a downloadable PDF and a private shareable link.
What it cannot settle. It is not a hydrogeologic certification, a title opinion, a determination of water-right ownership, or a drilling permit. It does not guarantee well depth, yield, water quality or the availability of groundwater. A water right matched by location is presented as a potential association, not a legal determination of ownership. Ditch company or water users’ association shares do not appear in public DNRC data and must be verified separately.
Free tier. The property overview is free and needs no account.
